How Much Does a Construction Takeoff Cost in Australia? (2026 Guide)

Takeoffs from $120 +GST for 200 Sqm. Prices, turnaround and what's included for cladding, roofing, plasterboard and whole-of-home takeoffs in Australia.

    Quick answer

At 3D Design Studios, a material takeoff starts from $120 +GST for up to 200 Sqm of material. Larger and commercial projects get lower rates. Most residential takeoffs are back within 1–2 business days, and commercial facades within 4. Every takeoff comes with marked-up plans, so you can check the quantities yourself.

    What is a construction takeoff?

A construction takeoff (also called a quantity takeoff or material takeoff) measures every material a job needs, straight from the drawings: square metres of cladding, lengths of trim, sheets of plasterboard, roofing, gutters, concrete and so on. Builders and trades use it to price a job, order the right amount of material and cut waste. It's the first step of any estimate.

    What affects the price?

    • How much material is measured. Pricing starts per 200 Sqm of material.
    • How many materials or trades you need in one takeoff.
    • How complex the design is: hips and valleys, curved walls, lots of openings.
    • The drawings you send. Clear, scaled PDFs or CAD files are quickest.
    • Whether you also want costing. We can price materials and labour, not just quantities.

    What's included

    • Quantities laid out the way suppliers and installers order them.
    • Marked-up visual layouts, so you can check areas and where each product goes.
    • Cladding: every panel, board and trim, plus brackets, screws, flashings and accessories.
    • Roofing: all roofing materials, plus gutters, downpipes and flashings.
    • Plasterboard: sheet counts, fire-rated areas quantified separately, and stud, track and nogging quantities.
    • A format that supports tender pricing and submissions.

    How accurate are the quantities?

Across more than 10,000 takeoffs, our accuracy is 99.4%. Quantities come straight from your drawings and specifications and are cross-checked before they're issued. Accurate quantities mean fewer extra deliveries and less waste: we aim to take waste from a skip bin down to a wheelbarrow.

What do you need to send?

    • Plans and elevations as PDF, DWG, RVT or SKP. Scaled PDFs are fine.
    • The materials or trades you want measured.
    • Your deadline or tender date.

Send them to info@3ddesignstudios.com.au or through our quote form. If anything is unclear we ask the same day, as long as the plans arrive before 12pm.

    Takeoff or quantity surveyor?

A quantity surveyor usually manages the full cost of a larger project, with cost plans, bills of quantities and progress claims. A takeoff is the measuring step on its own. That's what most builders, installers and suppliers need to price and order a job quickly. For commercial work we can also provide cost estimates covering materials and labour.

    Who uses takeoffs?

Builders pricing a job, cladding and roofing installers, plasterers, suppliers and merchants quoting materials, and estimators during busy tender periods.
